While in the past it was more common that property buyers focused
primarily on the quality of their property and the comfort of the
lifestyle, more and more in recent years those investing in properties
are looking for options to combine these aspects with respect for
natural surroundings. One luxury Tulum beachfront home demonstrates an excellent combination of both benefits.
The home, Casa Ina Tan Kanab, is located in the village of Akumal, 20
minutes north of Tulum, and 40 minutes south of Playa del Carmen on the
Yucatan peninsula. Both Tulum and Akumal, each in their own way, have
been developing a sense of environmental responsibility.
Tulum is a growing tourist destination, with a new international
airport on the way; large amounts of new growth are just beginning to
take place. But at the same time, the municipal government has taken
steps to keep the small-town feeling, and protect the natural
surroundings. The urban growth plan includes low-density development,
and promotes sustainable construction policies. The town is working
hard to keep its green atmosphere in tact, which is currently defined by
eco-hotels, and residents who enjoy environmental forums.
Akumal, just up the road, has taken its own angle; while the town
hasn't shown signs of a boom, it has already been working for decades to
preserve unique sand-dune areas near the beachfront, and to define
swimming and boating areas carefully protecting sea turtle habitats.
In this context, Casa Ina Tan Kanab was built as one of the original
homes in Akumal, and to this day remains one of the best. Located
directly on the oceanfront a short walk from Akumal's best beach areas,
its modern design and wide ocean views provide a luxury lifestyle at its
best.
This Tulum beachfront
home includes 4 bedrooms, 4.5 bathrooms and a 2 bedroom guest house.
An infinity pool, as well as large and comfortable patio and yard spaces
help make life as relaxing outside the home as inside.
If you want to live in a place where a culture for environmental
respect has developed, and continues to grow as a primary defining point
of the community, while a enjoying high-end luxury lifestyle, consider

Life in Tulum
beachfront real estate is luxury just about as good as it gets;
year-round warm weather, the beautiful beaches of Caribbean coast of
Mexico's Yucatan peninsula, a growing number of new services, and, in
the case of the near by village of Akumal, a small-town atmosphere with
close contact to nature. This is why it is significant that one of the
best luxury homes in this village, named Casa Ina Tan Kanab, is now
available for 36% less than he original listed price.
The next house down, another beachfront luxury home, is listed at
over $2 million USD, Casa Ina Tan Kanab was already listed at the
relatively low price of $1.4 million. Motivated to sell quickly, the
current owner has reduced the price to $899,000! Even smaller homes in
this community, with less interesting designs, are worth over a million.
This property is definitely worth more than the standard home in
Akumal; it was designed and built by the same architect who recently
managed the design, urban layout and construction of the new Bank of
China Head Office building in Beijing. This architect, George Woo, has
also designed several homes and public buildings in Dallas. Casa Ina
Tan Kanab has won several awards for its design and has been chosen for
articles by international magazines.
The home is also larger than average, with over 32,000 sq. ft of
construction on a lot of almost 16,000 square feet. The home has 4
bedrooms and 4 1/2 bathrooms, with an additional 2 bedroom guest home.
The property includes a large driveway, and ample yard and gardens.
There is also a pool.
The home's size, design and location makes it ideal for vacationers,
and has had a constant demand for rentals. The current owner has
covered the expenses of the home through occasional rental when not in
use. The buyer could do the same, or could use the home for purely
income purposes.
Combined with the incredible price reduction, Casa Ina Tan Kanab's
rental potential makes this is an ideal investment opportunity.

The Singapore hotel group, Banyan Tree Hotels & Resorts is now opening their facilities in North America. Where? Playa del Carmen Riviera Maya Mexico!
Banyan Tree Mayakoba hotels and spas are world known for their extraordinary locations and pampering services. The majority of their sites are found in the orient in areas such as Phuket, Bangkok, and Seychelles. Here for the Playa del Carmen real estate for sale market, this translates into 120 units being constructed, of which only 50 of these units are being sold to investors.

We were invited to visit the grounds of this new project here on the Playa del Carmen beaches within the Mayakoba Golf course resorts. Wow. Breathtaking as always.
Mayakoba is located on Mexico property, near to Cancun but just north of Playa del Carmen, on the Caribbean ocean with white powdery sands, and designed to blend into the natural habitat of the mangroves and cenotes famous in the Yucatan Peninsula. The golf course weaves between the canals, the mangroves, and takes you next to the breathtaking views of the turquoise blue waters of the Caribbean. This golf course hosts the first PGA tournament ever held in Mexico and you can attend such events in the spring of each year.

On our tour, we took an electric boat to motor us to the new Banyan Tree residential suites, to the beach club, and to the reception areas for this World Award winning hotel establishment.
The project is near 80% - 85% complete.
And it is only just been released for sale to the Mexico Real Estate market. This is very interesting given that the delivery of a finished Condo and Residential unit is to occur in a quite short time period estimated for the first or second quarter of 2009.
Known for being eco friendly, the buildings with their designs and layouts were upon us quite quickly before we noticed their presence. They explained to us that Banyan Tree concept is having the guests and owners feel as if they are in the nature, in the surrounding habitat, and not within human built structures. The residential units, open onto natural views. Views can be of the mangroves and water canals, of the ocean Caribbean beaches, of the lagoon, and or even of the golf course. If you turn the corner, you come upon the living socializing area, and off to the other side you can stroll to the bedrooms. A large pool, not a plunge pool, but a private pool wraps around the front of the unit, with a Jacuzzi, and a shallow area for sunning within the waters. Those units on the canals and lagoon side have their own private wooden docks for the water taxis that exist in Mayakoba, which can take you to all the restaurants, to the reception areas, to the Mexican beach front properties, or to the golf club house within the Mayakoba complex. At this time, 50 units have been placed on sale. 25 of these will be sold as condo hotel, and the other 25 sold as full ownership. If the owners decide to place their units within the rental pool of the Banyan Tree administration, this is an option that is left for the owner.

Playa del Carmen occupancy rates have been extremely strong over the past 4 years. This tourism flow is projected to continue growing for the next 10 years. As mentioned in other notes that I have written, Mexico is preparing for this increase in the tourist industry as it is projected to be their number one source for revenues as a country. This projection places the tourist industry above the petroleum exportation industries. And which area of Mexico is projected to receive the majority of visitors? Yes, the Riviera Maya. And if you are in the area, place notice in the new Cancun Airport Terminal, notice the new investments and expansions on the highway from the Cancun airport all the way down to Tulum, take notice in the new projected international airport to be constructed in the southern half of the Riviera Maya. Is it a coincidence therefore that the Banyan Tree selected their first site of all of the Americas to be here in the middle of Real Estate in Playa del Carmen? Hmmmm
Getting back to our tour… after visiting the condo units, the boat taxi picked us up and we scooted down the canals to visit the beach club. The soft electric motor allowed us to sneak up on various birds perched up on a rocky island of the waterway. What a sight, and what a nice sound of silence. We rode down a tight waterway with jungle trees and mangroves that suddenly opened out onto a lagoon. Now we could hear the beach shore. The boat silently slid into another dock hidden in the trees, we stepped out, followed the boardwalk, and we opened up onto a white washed chic restaurant located directly on the white Caribbean beaches.
Nice music, relaxing breezes, and turquoise blue waters. To the north on the beach, you can see within 80 yards the new beach club exclusively built for the Banyan Tree resorts and spas. Infinity pools, Jacuzzis, spas, swim up bars. It has it all, and yet designed for privacy, and low residency.
What do I think of this project? I give applauses for the architects and developers on the protection of nature. This is definitely a project of the future, where a person loses himself in the natural surroundings, yet has the luxuries and pampering services hidden and within paces reach.

An official project opening like I’ve never witnessed before. We drove through the magnificent gateway off the 307 highways and continued on the long winding road in the darkness to entrance pathway to MAREAZUL. The pathway was light by torches and we came to a line of cars…then we knew this was a GRAND event! As we waited in line to park, we started recognizing familiar faces walking up the pathway and saw the Mayan pillars lit up along the side of road, we knew we’d be approaching soon.
I could start to hear the festive music of beating drums. It provoked a mystical feeling in the air, we were anxious to see what they had arranged for this Fiesta.
As we approached the entrance there was an animated band playing Mexican music. Shortly following that was a woman and man, standing on raised platforms, dressed in traditional Mayan costumes and role-playing rituals from years past. It was spectacular to take in! It was my first view of the finished beach club/office/showroom. There was a waterfall feature along the wall and stunning features throughout, designed by an excellent local designer from Argentina (has completed projects here in Playa del Carmen and Puerto Aventuras) There had to close to 300 in attendance and everyone was enjoying the scrumptious food and drinks. About an hour into the party, there was an introductory speech elaborating on the company and the international agency involved in promoting, then they lead us outside onto beach for surprise video on the MAREAZUL project and a dazzling light show and fireworks display.

It was obvious this was well planned and a great effort was put into making this a special night. This project is going to something incredibly unique and this beachfront well chosen as it is definitely the most dazzling in the Riviera Maya! Come see for yourself!! Andy
